The Bihar State Tourism Development Corporation (BSTDC) has awarded the contract for the much-anticipated development of the Luv Kush Eco Tourism Park at Valmiki Nagar, Bihar. The project is aimed at promoting eco-tourism while celebrating the rich cultural and mythological heritage associated with the Ramayana. The contract has been awarded to M/s NNT Developers Pvt. Ltd. at a total cost of ₹50.38 crore. The project will be executed under the EPC (Engineering, Procurement, and Construction) mode and is scheduled to be completed within a period of 24 months. The administrative approval for the project was sanctioned for ₹51.54 crore.

Tender Process and Evaluation Outcome

The tender saw the participation of three bidders—Vivek Kumar from Kopa, Patna; M/s Kumar Heights Private Limited, Patna; and NNT Developers Pvt. Ltd., Kankarbagh, Patna. Following the submission deadline of June 16, 2025, a technical evaluation was carried out. Vivek Kumar’s bid was declared “non-responsive” due to failure in meeting the conditions outlined in Clause 17 of the Notice Inviting Tender (NIT), and hence his documents were not considered for further evaluation. The bids from Kumar Heights and NNT Developers were both found to be responsive, with the contract eventually going to NNT Developers Pvt. Ltd.

Cultural Showcases at Bihar Emporium

The proposed Luv Kush Eco Tourism Park is designed to offer visitors a unique experience rooted in mythology, nature, and modern interactive technology. A central feature of the project is the Bihar Emporium, which will be situated at the heart of the complex. As tourists enter the central hall, the emporium will present a vibrant glimpse of Bihar’s cultural and artistic legacy. Designed with ambient lighting and possible use of perforated curtain walls, the emporium will house traditional art and handicrafts that can be viewed from all corners of the hall.

Exhibition Spaces Dedicated to Local Wildlife

The park will also include designated exhibit areas that focus on educating visitors about the biodiversity of the Valmiki Tiger Reserve—the only tiger reserve in Bihar. These spaces will display detailed information about the flora and fauna of the region, with a special emphasis on wildlife species native to the area. The design includes thoughtful lighting to highlight specific zones and enhance the visitor experience.

Immersive Experiences Through 7D Theatre

To create a deeply immersive and memorable environment, the park will feature a 7D theatre with a minimum seating capacity of 24. This facility will integrate visual, auditory, and tactile effects to present stories from the Ramayana, particularly focusing on the lives of Luv and Kush during their exile. The theatre will comply with modern standards of design, including aspects like flooring, ceiling, carpeting, seating, and wall finishes.

Site Connectivity and Accessibility

Valmiki Nagar, the location of the park, is situated in the northwestern part of Bihar and is well connected through air, rail, and road networks. Although a local airport at Valmiki Nagar has been proposed, currently the nearest airports are in Patna (311.6 km), Gorakhpur (120.4 km), and Kushinagar (93.8 km). The nearest railway station is Bagaha, located approximately 42.2 km away. The region is also accessible by road, with regular bus services connecting it to Patna, Muzaffarpur, Gorakhpur, Bagaha, and Bettiah. The distance from Patna to Valmiki Nagar is about 311.6 km, which takes around seven hours by road. From Gorakhpur, the travel time is approximately three hours, while from Kushinagar, it takes about two hours and twenty-five minutes
